These Terms govern the access to and use of the lemvazi.com site and the services offered by Lemvazi Inversiones Colaborativas S.A.U. Use of the site implies full acceptance of these conditions.
1. Purpose
Lemvazi operates as a Collective Financing Platform authorized by the National Securities Commission (CNV) under Argentine Law 27,349 and General Resolution 934/2023. We act as a technology intermediary between real estate developers and investors, without guaranteeing any specific return.
2. Registration and eligibility
Natural persons aged 18 or older and legal entities incorporated in Argentina or in countries with tax information exchange agreements with AFIP may register. We reserve the right to reject registrations that do not meet UIF anti-money-laundering or terrorism-financing requirements.
3. Nature of investments
The instruments offered consist of convertible loans or participations in project-specific guarantee trusts. Any yield projection is based on assumptions and does not constitute a guarantee. Investors assume real estate business risk, including delays, cost overruns or eventual developer defaults.
4. Fees
Lemvazi charges an origination fee to the developer and a success fee calculated on distributed profits. We do not charge deposit, maintenance or withdrawal fees to investors. Full breakdown is published at the time of investment.
5. Intellectual property
The logo, trademarks, texts, illustrations, renders and code on this site are the exclusive property of Lemvazi or its licensors. Total or partial reproduction is prohibited without prior written authorization.
6. Anti-money-laundering
As an Obligated Subject before the UIF (Resolution 21/2018) we apply Know-Your-Customer (KYC) policies, transaction monitoring and suspicious activity reporting. We may request additional source-of-funds information at any time.
7. Limitation of liability
Lemvazi shall not be liable for damages arising from: (i) investment decisions made by the user, (ii) service interruptions caused by third parties, (iii) misuse of credentials by third parties, nor (iv) user-generated content on official channels.
8. Governing law and jurisdiction
These Terms are governed by the laws of the Argentine Republic. The parties submit to the Ordinary Courts of the City of Rosario, Santa Fe Province, expressly waiving any other jurisdiction that may apply.
